Description
This is the page for the $250 property tax protest representation CONTRACT AND DEPOSIT for a residential property to be protested in any county in Texas.
You pay a $250/property deposit (unless otherwise stated via special agreement). I may refund you depending on the final result. This protest representation INCLUDES the informal hearing and formal hearing as needed. It DOES NOT include arbitration, except in Williamson County. The fee is the lesser of 25% of savings, based on a 2.25% tax rate multiplied by the assessed value we reduce, OR $250. You won’t pay more than $250 / property for residential, but you could pay less if we don’t get you better results. If we don’t win, you don’t pay.

You MUST DO BOTH to be represented:
1) Sign the official agreement below (OR request the form be sent to you – more than happy to help!)
2) Pay for the representation (payment below agreement).
I am not your agent until the form is complete. When completed, Adobe emails you a copy. THIS IS SEPARATE from Adobe’s email verification. If you don’t have an email copy, NEITHER DO I (I won’t even know you tried to sign so can’t remind you!). You can email me to verify I received the form!
If you pay but did not sign the contract, I will try to remind you – but many people pay but do not sign, or vice versa – it is hard to remind everyone.
If you had another agent, please take yourself OFF with them ASAP (or they may try to charge you for 2026!)

Name
The name must match the county records. Any mismatch may invalidate your protest! If a company or trust owns it, then the owner name is the company or trust, spelled EXACTLY. I highly advise you email me and I will do it for you. Please also email a copy of the certificate of formation with YOUR NAME in it as a member (LLC), manager (LLC), or trust document with you listed as trustee (trust).
Address
Owner mailing address – NOT the property address (although these could be the same thing if you live there). If the owner is an LLC or trust, this should be match county records for “mailing address.”
Physical or Situs Address of Property
Address of the property – “123 Main St”
Legal Description
The legal description of your property, posted on the county website. Example: GOLDENTREE WEST SEC 5 LOT 71 1.01 AC GEO #11107616
Appraisal District Account Number Formats
These are “appraisal district account number” format examples – NOT actual numbers!
Williamson: “R123456” – R followed by 5 or 6 digits. It is the “Property” number. It IS NOT a R followed by 14 digits!
Travis: “123456” – 6 digits, listed as “Property ID”.
Hays: “R12345” – R followed by 5 digits, listed as “Quick Ref ID”.
Harris: “1101100010010”, listed as “Account Number”.
For other counties, feel free to reach out and I can either send you a filled-out copy for you to e-sign or tell you.
Title
This box asks you for your authority to sign. If the property is:
Directly in your name: write “Owner”.
In your LLC, write something like “Member, ABC LLC” or “Manager, ABC LLC”
In your trust, (you are the trustee), write something like “Trustee on behalf of ABC Trust”
Managed by you (belongs to another), put “Manager, DEF Property Management LLC, Property Manager for ABC LLC”. This creates extra paperwork, so PLEASE REACH OUT if this is the case and we will check it!
The individual signing this form is (check one):
Check “Owner” if you are the homeowner, LLC member, manager, or trustee.
